Summary:
Full Time / Exempt Salaried Position
The Community Manager reports directly to the Senior Housing Portfolio Manager and must ensure that the property meets all ownership goals and objectives as well as Senior Housing Assistance Group's procedures and standards through the daily supervision of all areas of management of each department within the property. This includes good physical appearance and maintenance upkeep, good financial health and stability, program and government compliance, client relations and a position within the community which represents Senior Housing Assistance Group as a knowledgeable and professional organization. The Community Manager is responsible for all phases of the daily operation of the property under the direct supervision of the Senior Housing Portfolio Manager.
This position requires general knowledge of all department duties and operations. Must demonstrate proficiency in various department techniques, methods, standards, and general requirements for residents of an Independent Living Facility. The Community Manager is responsible for performing and/or coordinating coverage for the building and responding to emergencies at all times.
The Community Manager must be willing to be on call for resident emergencies and work some weekends and holidays.
The major areas managed are:
? Assist Senior Housing Portfolio Manager in preparation of annual budget, monthly financial reports, weekly occupancy development and marketing plans and other operating reports and analyses;
? Cooperate and effectively interact with the resident council and hold monthly resident community meetings;
? Maintain accurate and appropriate records for each resident, prospective resident, and employee;
? Demonstrated ability to appropriately delegate responsibility with necessary authority without relinquishing overall responsibility and accountability for the delegated task;
? Be available to the residents for resident concerns, complaints or suggestions;
? Work diligently to resolve resident problems and complaints at the property level first;
? Maintain a high degree of confidentiality concerning resident information and incidents;
? Maintain resident relations with consistent application of the applicable rules and regulations list in the Apartment Lease Agreement and Rules and Regulations;
? Develop, hire, terminate, coach, counsel and/or discipline staff with direction from Senior Housing Portfolio Manager and Human Resources;
? Conduct on-going training, supervision, performance reviews, and motivate staff;
? Work within established payroll parameters and expectations;
? Approve all department expenditures in accordance with company purchasing policies and property budgets;
? Manage property financial performance in accordance with the budget and owner needs;
? Prepare accurate weekly occupancy reports;
? Report all accidents and incidents using an incident report and all emergency situations to the Senior Housing Portfolio Manager immediately;
? Analyze and report on monthly actual financial performance, including owner narrative;
? Develop and monitor ongoing physical property upkeep and maintenance programs;
? Understand owner goals and work to meet ownership expectations;
? Develop and maintain (or, continuously develop) positive client relationships;
? Develop good time management and detail-oriented techniques;
? Develop excellent written and verbal communication skills;
? Develop professional working relationships with other departments within the community;
? Immediately fill out an Injury Incident Form and report to the Senior Housing Portfolio Manager and HR Department of any job-related injuries;
? Demonstrated strong leadership, organizational and communication skills;
? Represent Senior Housing Assistance Group and the senior community in a professional and ethical manner in the community;
? Attend periodic industry meetings, training events and functions;
? Responsibility for assuring compliance with and adherence to all federal, state and local regulations and laws;
? Follow all health department, DSHS, safety and infection control practices; and
? Other responsibilities as directed by Supervisor.
Performs human resource duties including but not limited to:
? "Processing" new employees, including assuring completion of employee file with assistance from HR;
? Scheduling, coordinating, and documenting employee attendance at new employee orientation and regular education and training classes;
? Assuring required employee licenses and certifications current;
? Performs quality assurance audits as directed by the Senior Portfolio Manager;
? Performs staff duties necessary for immediate facility operation in case of staffing problem;
? Performs other duties as directed by the Senior Portfolio Manager;
? Serves as role model for all employees by displaying responsible, cooperative, positive attitude;
? Effectively communicates with residents, their family members, and their significant others as necessary;
? Attends education and training classes, including as necessary to fulfill state or provincial regulations; and
? Adheres to Dress/Appearance Code.
Requirements:
? Must have knowledge of computers and basic software applications including Word, Excel, and Outlook and where appropriate, property management software (e.g. Yardi).
? 2+ years' experience in senior living environment and/or in the property management related industry. Tax credit preferred.
? Demonstrated ability to deal effectively with resident communications including emergency situations.
? Must have the Ability to supervise, encourage and work with other employees in a professional manner.
? Able to understand and administer Fair Housing Laws and refrain from any illegal discrimination practices.
? Possess a valid and current driver's license.
? Able to perform basic bookkeeping tasks involving collection and banking rent preparations of reports, agreements, etc.
? Able to operate a printing calculator.
? Able to evaluate maintenance requirements and to make decisions on repairs.
? Able to market apartment units.
COMPENSATION - Negotiable, depending on experience. Please include salary requirements on cover letter. Compensation includes full rent concession for a 2 bedroom onsite apartment with cable and utilities.
